My name is David Delzeith and I am the owner and operator of D.A.D. Home Inspections.  Thank you

probably one of the biggest investments you are going to make in your lifetime.  Everyone knows that
home ownership is the American dream.  That dream can quickly become a nightmare, however, for
uninformed buyers.  Even newly constructed homes can harbor costly mistakes that may not be visible
to the untrained eye.
The training I have completed to become a certified home inspector, along with my 20+ years of
experience in construction, allows me to provide you with an accurate and detailed inspection report.  I
am a member of the National Association of Certified Home Inspectors (NACHI).  My thorough home
inspection takes about 3 to 4 hours to complete, unlike some inspectors who take only 2 hours or less
just looking around.
I encourage you to follow along with me during the inspection process, where safety permits, so that I
may point out and help educate you on specific areas of interest.  After your home inspection is
complete and you have read over your report, I will answer any questions you may have.  My services
do not end when your receive your report.

Choosing the right home inspector can be difficult.  Unlike most professionals, you probably will not
get to meet me until after you hire me.  Furthermore, different inspectors have varying qualifications,
equipment, experience, reporting methods, and yes, different pricing.  One this for sure is that a home
inspection requires work, a lot of work.  Ultimately a thorough inspection depends heavily on the
individual inspector's own effort.  If you honor me by permitting me to inspect your new home, I
guarantee that I will give you my very best effort.  This I promise you.

What Really Matters
imperfections.  These are nice to know about.  However, the issues that really matter will fall into
four categories:

1.  Major defects.  An example of this would be a structural failure.
2.  Things that lead to major defects.  A small roof-flashing leak, for example.
3.  Things that may hinder your ability to finance, legally occupy or insure the home.
4.  Safety hazards, such as an exposed, live buss bar at the electric panel.

Anything in these categories should be addressed.  Often a serious problem can be corrected
inexpensively to protest both life and property (especially in categories 2 and 4).
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  
Realize that sellers are under no obligation to repair everything mentioned in the report.  No home
is perfect.  Keep things in perspective.  Do not kill your deal over things that do not matter.  It is
inappropriate to demand that a seller address deferred maintenance, conditions already listed on
the seller's disclosure of nit-picky items.
